The Residence
A private residence above Santa Marta’s international marina
Twelve floors above Santa Marta’s international marina — a 326 m² residence (terrace included) with a private elevator, three bedrooms plus a service suite, and a wide terrace held over the yachts, the bay and the Sierra Nevada.
Few addresses on the Colombian Caribbean put a marina at the front door. Grand Marina does: the tower rises on Avenida Bastidas directly above the Santa Marta International Marina, an IGY destination, so the yachts below the terrace are neighbours rather than a view.
Residence 1202 occupies the twelfth floor. A private elevator opens directly into the home, and floor-to-ceiling glass carries the light of the bay through open-plan living and dining rooms to a wide terrace framing the marina, the water and the Sierra Nevada rising behind the city — with the sunsets Santa Marta is known for at the close of every day.
Some 326 m², terrace included, accommodate three bedrooms plus a dedicated service suite and four and a half bathrooms. An imported designer kitchen anchors a plan made for entertaining; walk-in closets, porcelain flooring and integrated air conditioning complete the brief, with three private parking spaces. Completed in 2019, the residence is offered unfurnished — a clean canvas for its next owner.
The building pairs private residences with AC Hotels by Marriott Santa Marta: an infinity-edge semi-Olympic pool with pool bar, spa, gym and sauna, a clubhouse, cinema bar and library lounge, and more than 1,000 m² of landscaped outdoor social space — resort services downstairs, a private home above them.
Santa Marta’s historic centre — Colombia’s oldest city, founded in 1525 — is a short walk away; Simón Bolívar International Airport is roughly 25 minutes by road, and Tayrona National Park and the mountain village of Minca are within easy reach. Read our Cartagena vs. Santa Marta brief or explore Santa Marta. Offered at US$625,000; floor plan and full particulars on request.

Buyer Questions
Buying Residence 1202: what to know
Can a foreigner buy this apartment in Santa Marta?
Yes. Colombia gives foreign buyers the same ownership rights as its own citizens: title is held in your own name, and neither residency nor a visa is required. Purchase funds enter through the formal exchange market and are registered as foreign investment with the Banco de la República, which protects your right to repatriate the capital later. How foreign ownership works.
What are the closing costs?
Budget roughly 3–5% of the purchase price in total. Notarial and registration charges usually come to around 1.2–2.2% of the deed value, and by custom the costs are shared between buyer and seller, with the split written into the promesa de compraventa. Independent Colombian counsel is a separate and modest line. The full budget, line by line.
What is the administración fee?
Administración is the monthly building fee every owner pays under Colombia’s horizontal-property regime. It funds security, staff and the upkeep of the shared areas, and each residence pays in proportion to its ownership coefficient in the building’s bylaws. For Residence 1202 the fee is COP 2,780,000 a month, about US$840 at the October 2026 rate and in line with full-amenity buildings on this coast; the seller delivers a paz y salvo (clearance certificate) at closing.
How much is the predial property tax?
Predial is the annual municipal property tax, levied here by the District of Santa Marta on the cadastral value, which typically sits below market price. Across Colombia it runs from a fraction of a percent to about 1% of that value each year. The latest predial receipt for Residence 1202 is available on request, and the tax must be paid up to date before the deed can be signed.
