Thirty hectares above the Pacific on the capital island of the Galápagos — a single titled and surveyed holding of 30.07 hectares in the southern highlands of San Cristóbal, a mile of falling green from the open ocean, in an archipelago where some ninety-seven percent of all land is national park and permanently beyond the market.

The Galápagos is among the rarest land markets on earth. Some ninety-seven percent of the archipelago is protected national park, the inhabited zones have been fixed since 1998, and the small fraction of private land that exists can never grow. The finca lies in the southern highlands of San Cristóbal, exactly where the island's agricultural belt breaks toward the sea: high enough for the garúa-fed green of the uplands, low enough that every southerly bearing ends in open Pacific. Between 114 and 192 metres of elevation the land carries seventy-eight metres of internal relief — natural amphitheatre sites and a high knoll with verified ocean views — without a single severe slope. The shoreline lies 1.63 kilometres to the south.

At the property's doorstep is El Progreso, the oldest agricultural settlement in the islands — seat of the nineteenth-century Hacienda El Progreso, whose coffee and sugar once made these highlands the economic engine of the archipelago. Galápagos-origin coffee grown in these hills now trades among the world's rarer single-origin denominations. Fifteen minutes below lies Puerto Baquerizo Moreno, the administrative capital of the province — the port, the institutions, the university campus and an unhurried waterfront that has so far escaped the congestion of Puerto Ayora — with the island's airport, one of only two in the archipelago with direct mainland service, just beyond the town.

The holding is titled and carries a georeferenced topographic survey (WGS-84, UTM Zone 16 S), its northern boundary set on the rural road from El Progreso.
