Luxé by The Charlee: A Private Peninsula on the Guatapé Reservoir

An hour and a half east of Medellín the mountains open onto one of Colombia's strangest and most beautiful landscapes: a green labyrinth of water — the Guatapé reservoir — watched over by the bare stone monolith of the Piedra del Peñol. Two kilometres past the rock, on the Medellín–Guatapé road, a discreet gate opens onto a forested peninsula with water on three sides. This is Luxé by The Charlee — and within its gates lie the final three homesites of their kind on the reservoir.

Guatapé: the lake district of Antioquia
The reservoir is young geography — a hydroelectric lake that flooded these valleys in the 1970s — but it has matured into Antioquia's weekend heart: a shoreline of fjord-like arms and pine islands, the painted zócalos of Guatapé town and its lakeside malecón, and the long stair up the Piedra rewarding climbers with one of South America's great panoramas. What the region long lacked was a shore address of true international standard. That is precisely what has changed.
A peninsula below The Brown
Luxé by The Charlee occupies a private peninsula in the vereda Los Naranjos — one of Oriente Antioquia's most recognised residential and hospitality developments, a gated, fully urbanised condominium in full operation. Cabañas and apartments share the hillside with the development's own restaurant, private dock, lakeside beach and stables, behind a single controlled entry staffed around the clock. And crowning the peninsula stands its anchor: The Brown, Guatapé — a hotel of Marriott's Autograph Collection — whose presence has quietly consolidated this shore as the reservoir's most compelling address.
The final three homesites
Directly below the hotel, on the peninsula's forested slope, lie the last three Tipo C homesites of the Tercera Etapa — 755, 1,025 and 1,336 square metres, each ringed by native woodland along much of its perimeter, each holding the lake permanently in view. Every homesite carries the right to build the proposed Cabaña Tipo C: some 350 square metres composed into the slope across three levels — living rooms, kitchen and two suites on the main level; an independent garden-level suite below; a self-contained mezzanine retreat above. Ownership, clearly structured
Titling follows Colombia's horizontal-property law (Law 675 of 2001) — the same regime that governs the country's finest resort communities, comparable to a condominium structure elsewhere. The completed cabaña receives its own independent title and public deed; the homesite is assigned as an exclusive-use area, granting full private use and enclosure while the condominium carries the roads, security and common grounds. Acquisition runs in the customary sequence — reservation, promise of sale, public deed — and everything an independent parcel would demand of its owner (utilities, roads, security) is already resolved inside the gates.
The Charlee universe
The peninsula belongs to the same hospitality family whose city flagship defined modern Medellín — The Charlee above Parque Lleras, with its glass-walled rooftop pool and two decades of icon status. Exuberant in the city, serene on the water: between the two addresses runs one of the region's most recognisable ideas of luxury.
