Can Foreigners Buy Property in Colombia?

In short: yes. Colombia grants foreign nationals the same property-ownership rights as its own citizens. There is no restriction on foreigners buying residential or commercial real estate outright (freehold), and you do not need to be a resident or hold a visa to purchase.

The ownership rights

Foreign buyers can hold title (escritura pública) in their own name, jointly, or through a Colombian or foreign company. Title is recorded at the public registry (Oficina de Registro de Instrumentos Públicos), and ownership is verified through the certificado de tradición y libertad — the property's chain-of-title and lien certificate.

The purchase process

A typical acquisition moves through three stages: a promesa de compraventa (promise-to-purchase contract, often with a deposit), the signing of the escritura pública before a notary, and registration of the new deed at the public registry. Due diligence — verifying clean title, no liens, paid HOA dues and taxes, and proper permits — is essential and handled by your attorney.

Registering your foreign investment

To later repatriate your capital and any gains abroad freely, the funds you bring in should be registered as foreign investment with the Banco de la República through the regulated exchange market (a declaración de cambio filed when funds enter). This simple step protects your right to send proceeds home in the future.
