Taxes & Costs for Foreign Property Buyers in Colombia
Colombia's ownership costs are modest by international standards. Here's an overview of what to expect — figures are indicative and should be confirmed with your advisor for your specific case.
At purchase
Closing costs are typically shared by custom and usually total in the low single-digit percentages of the price: notary fees, registration tax and the beneficencia (registration duty), plus your legal fees. Buyers commonly budget roughly 3–5% in transaction costs.
While you own
The annual property tax (predial) is levied by the municipality and generally falls within a fraction of a percent to about 1% of the cadastral value each year. HOA/administration fees apply in condominiums and gated developments.
On rental income
Income from renting your property is taxable in Colombia. Short-term tourist rentals also require a Registro Nacional de Turismo (RNT) registration. Rates and deductions depend on how you hold the asset (personally vs. through a company).
On sale
Gains on a property held for more than two years are generally taxed as an ganancia ocasional (occasional gain) at a flat rate of 15%; shorter holds may be taxed as ordinary income. Proper foreign-investment registration at purchase is what allows clean repatriation of your capital and gains.
