Residency in Colombia Through Real Estate Investment

The investment visa
Colombia's Migrant (M) visa for real-estate investment is available to foreigners who invest in property above a government-set threshold (defined as a multiple of the current minimum monthly wage — broadly in the low-six-figures USD range). The registered foreign-investment filing for your purchase is the document that supports the application.
From migrant to resident
The M visa is typically granted for up to three years and is renewable. After holding qualifying M-visa status for the required period (generally around five years), investors may apply for the Resident (R) visa — Colombia's route to permanent residency, and ultimately a path toward citizenship for those who wish it.
What it includes
Residency allows you to live in Colombia long-term, open local bank accounts with ease, and include certain dependents. It does not, by itself, make you a global taxpayer — but spending more than 183 days in the country in a year generally triggers tax residency, which is why coordinated legal and tax planning matters.
