The final three homesites beneath The Brown — a private peninsula on the Guatapé reservoir
On a private peninsula in the Guatapé reservoir — two kilometres beyond the Piedra del Peñol — the final three Tipo C homesites at Luxé by The Charlee: 755 to 1,336 m² of forested lakefront hillside directly below The Brown hotel, each carrying a proposed three-level cabaña of some 350 m² with its own independent title.
Some places on the reservoir simply cannot be repeated. Luxé by The Charlee occupies one of them — a private peninsula in the vereda Los Naranjos, where the water wraps the land on three sides and the Piedra del Peñol rises across the mirror of the lake. One of Oriente Antioquia's most recognised residential and hospitality developments, it gathers cabañas, apartments and homesites within a gated, fully urbanised condominium in full operation — anchored by The Brown, Guatapé, a hotel of Marriott's Autograph Collection.
This offering comprises the final three Tipo C homesites of the Tercera Etapa, set directly below the hotel on the peninsula's forested hillside — 755 m², 1,025 m² and 1,336 m² — each ringed by native woodland along much of its perimeter, with open, permanent views over the water. Every homesite carries the right to build the proposed Cabaña Tipo C: an architecture of roughly 350 m² composed into the slope itself.
The Tipo C concept unfolds across three levels that follow the topography and hold the lake in view throughout. The main level receives arrival, the living and dining rooms, the kitchen, the principal suite and a further guest suite; below, a garden level holds a second, independent suite; above, a mezzanine completes the composition as a self-contained retreat. The plan is deliberately intelligent: the suites live together as one grand lakehouse, or separately — so an owner may keep one wing and let the others earn.
Ownership is structured with complete transparency under Colombia's horizontal-property regime (Law 675 of 2001). The completed cabaña receives its own independent title and public deed, while the homesite is assigned as an exclusive-use common area — a formula long used by Colombia's finest resort developments, granting the owner full private use and enclosure of the land while the condominium carries the roads, the security and the common grounds.
Unlike an independent parcel on the lake, everything here is already resolved: active utilities, consolidated internal roads, controlled entry with 24/7 security — and the life of the development itself: a restaurant, a private dock, a lakeside beach and stables. The gate lies on the Medellín–Guatapé road two kilometres beyond the Piedra del Peñol; the internal drive takes under seven minutes; Guatapé town and its malecón are minutes away; José María Córdova International Airport is some 43 kilometres distant, with Medellín at roughly an hour and a half.
